Property Facts

Location & Community

The Coyote Creek Ranch encompasses 2,802+ deeded acres in one of the most picturesque settings Southwest Montana has to offer.  Located at the foot of the Pioneer Mountains, the ranch is located west of the modest town of Grant, Montana and 20+ from I-15.

This alpine property sits astride Coyote Creek for 2+ miles as it tumbles from the high Rocky Mountains down to Horse Prairie Creek and eventually into Clark Canyon Reservoir, the water which forms Montana’s top tail-water fishery — the Beaverhead River.

Dillon, Montana offers a considerable array of commercial, institutional, and social enterprises including grocery, banking, auto-dealers, movie theater, churches, restaurants, hotels, and taverns.  Barrett Memorial Hospital offers a large range of medical and specialist services to Dillon and surrounding area residents.  The education system includes two elementary schools, one middle school and one high school.  The higher education system was established in 1892 with The Montana Normal College, now called University of Montana-Western.

Private aircraft service is available at the Dillon airport with a 6,500 ft paved strip.  Expanded international commercial air services are available in Idaho Falls, ID or Butte, MT and Bozeman, MT.

History

Horse Prairie, near Dillon in Beaverhead County, Montana, is a broad valley that served as a key route for Native peoples, such as the Shoshone. It is historically significant because in 1805 the Lewis and Clark Expedition passed through and met Sacagawea’s people, the Lemhi Shoshone, in this very region. Early trappers, traders, and later cattlemen made use of its open grasslands. Today it’s remembered for its role in early exploration and as one of Montana’s earliest settled ranching landscapes.

The Land

Nestled in the heart of Montana ranching country, Coyote Creek Ranch encompasses 2802+ deeded acres, further enhanced by valuable USFS, State and BLM grazing leases. The ranch is graced with abundant live water, including a well-stocked trout pond and the flowing waters of Coyote, Jensen, and Lodgepole Creeks.

The land is defined by its beauty and productivity—sub-irrigated and flood-irrigated bottoms lined with aspen groves, meandering streams, and prime wildlife habitat. According to DNRC records and aerial measurements, approximately 770± acres are irrigable, ensuring consistent productivity. This rare combination of agricultural strength and natural splendor makes the ranch an exceptional legacy property.

This property is encumbered by a conservation easement; details are available upon request.

Consideration to Livestock

Currently operated as a summer grazing unit, the ranch has historically supported around 500+ cow/calf pairs each summer for a 5 month season, utilizing both deeded and leased acreage. In 2025, the owner successfully ran 300+ pairs and 300+ yearlings during the most recent season. The ranch is fully fenced and cross-fenced, with a functional system of working corrals designed for efficient cattle management.

The blend of irrigated meadows, live water, and native range provides excellent forage and dependable carrying capacity, making this ranch a great opportunity for cattle producers.

Hunting

Beyond its ranching capabilities, Coyote Creek Ranch is a sportsman’s paradise. The ranch is home to a wide array of wildlife, including elk, whitetail and mule deer, moose, bear, raptors, and trout-filled streams.

Situated in Montana Hunting District 329, the ranch benefits from its location in an over-the-counter elk area for residents, a rarity in today’s West. Excellent hunting opportunities exist not only on the deeded acres but also across the adjoining public lands, offering year-round recreation and unmatched access for outdoor enthusiasts.
